What is Squared?

Squared is a Saint Louis based corporate housing provider. We provide all-inclusive, furnished monthly rentals at reasonable rates.

What are corporate rentals?

Corporate rentals are move-in ready, fully furnished, all-inclusive apartments that can be rented on a weekly or monthly basis.
Perfect for corporate clients, construction teams, travel nurses, government employees, and people relocating to the area, corporate rentals are a more affordable and (much) more comfortable alternative to an extended stay hotel.

How is leasing to Squared different from leasing to a conventional tenant?

First, we’re running business.  We’re investing time and money to set up each rental, and we have a vested interest in keeping you, the owner/manager happy.  Our objective is to be the best tenant you have ever had.

Second, because the majority of our tenants are in town on business, they spend most of their time outside the apartment, putting less wear and tear on the property than a conventional tenant.

Third, Squared maintains the apartments far better than the average conventional tenant.  Our tenants are paying us for clean, well-maintained, furnished apartment, and expect us to deliver.

Lastly, if we determine that you own or manage multiple properties that match our specifications, we may be willing to rent multiple units.  We can become a repeat customer for you – you can contact us whenever you have a vacancy you’re having trouble filling and we may be able to fill it.  In short, we can help you increase occupancy, and thereby increase your revenue.

When you lease apartments, what are the terms?

We’re generally open to the same terms that owners and managers have with their conventional tenants, including one-year lease terms.  Most management companies have leases prepared with language addressing issues and concerns unique to their property, so we generally use the existing conventional leasing agreement as a foundation and prepare an addendum modifying the original lease.

What kinds of apartments and homes do you lease?

We are currently looking to lease several studio, 1 bedroom, and 2 bedroom units in the Central West End, Soulard, Tower Grove, Shaw, Benton Park, Dogtown, the Delmar Loop, and downtown.

We typically look for spaces that are clean, well-located, and photograph well.  Features like hardwood floors, stainless appliances, great views, and building amenities tend to look great in listings and are a preference.

Does Squared lease unfurnished apartments?

Yes.  We typically lease unfurnished apartments and furnish the apartments ourselves, although we’re interested in leasing furnished apartments as well.

Who are your tenants?

The reasons for needing furnished housing vary, but most of our tenants are corporate clients on temporary assignment, travel nurses, government employees, and families relocating to the area.

How long do your tenants typically stay?

About 90% of our reserved dates are from stays of 1-6 months.  During short gaps between long-term stays and periods of lower demand we accommodate high-quality guests looking for a shorter term arrangement.

Do you perform background checks on your tenants?

Yes.  Some of the websites on which we list our properties perform this service for us, and we run our own background checks on tenants booking through our website or other channels that don’t do background checks.
