We ask that guests respect our space, our belongings, our neighbors, and our cleaning crew. We’ve prepared a reasonable set of house rules that clearly communicate our expectations, and reserve the right to charge fees to guests who violate these rules. By booking our place the guest agrees to the following rules, and agrees to pay the indicated fees (if applicable) in the event that one or more of the rules are broken:
HOUSE RULES (FEES IN PARENTHESIS)
PETS: At some of our properties, we allow up to 2 pets (cats or dogs up to 50lbs) for a small nightly fee. At properties where guests are not permitted, guests may not allow their pets in the apartment or in the building ($300). At properties where pets are permitted, guests agree to disclose the correct number of pets they will be bringing to the apartment prior to check-in. In the event that the guest misrepresents the number of pets they are bringing (or neglects to disclose that they are bringing pets) they will be assessed applicable pet fees and an additional fee of $100. Guests agree to submit payment for applicable pet fees within 24 hours of receipt of request for payment. Guests bringing pets agree to the following additional terms:
Guests agree to keep pets off the bed, furniture, and carpeted areas ($100)
Guests may not use provided towels on pets ($100)
Guests agree to immediately dispose of pet waste in garbage or an outside dumpster ($100 per documented violation)
For the safety of other tenants in the building, Guests agree to keep pets leashed in building common areas
SMOKING: Smoking is not allowed in the apartment (full cost for odor removal and blocked calendar nights, typically $500+).
ILLEGAL ACTIVITIES/DRUG USE: No drugs or any other illegal activities permitted on the premises under any circumstances ($250 + full cost for odor removal if necessary and immediate notification of authorities)
CLEANLINESS: Keep the place reasonably tidy (Fees will be charged in instances of extreme negligence to compensate cleaners)
COMMON AREAS: Be respectful of common/shared areas of the building and lot. When entering and exiting the building, be considerate of neighbors and keep noise to a minimum. Do not park in unassigned parking spaces. Do not leave trash or other items anywhere outside the apartment itself ($100 per documented violation)
INTERACTION WITH NEIGHBORS/MANAGEMENT: Avoid interaction with management and neighbors. For any questions message or call host
QUIET HOURS: Quiet hours from 9pm-9am. Limit noise and be considerate of neighbors (1st complaint – $150, 2nd complaint – $150, 3rd complaint – reservation will be cancelled)
DAMAGE/DESTRUCTION OF PROVIDED ITEMS: Treat furnishings as though they were your own (Cost to reacquire and replace damaged or destroyed items in the event of damage or destruction of property )
NO LATE CHECK OUTS. The cleaners will arrive promptly at the designated check-out time to clean and to do all the laundry in preparation for the next guests, and their window to complete this work is very tight. We’ve had issues with guests checking out late or turning in keys late, and this creates major logistical issues for us and our cleaners and can compromise the experience of the guest checking in after or force us to block off subsequent days in our calendar that would have otherwise been open for booking. We provide a 15 minute grace period for guests just running a few minutes late, but charge the following fees for late checkouts and/or late return or loss of keys, parking pass, and/or parking remote
Late checkout (15-60 minutes late): $25
Late checkout (more than 60 minutes late): Guest charged the cost of an additional night*
Late return (or loss) of keys (more than 60 minutes late): $100
Late return (or loss) of parking pass (more than 60 minutes late): $100
Late return (or loss) of parking gate opener (more than 60 minutes late): $100
*This fee is intended to compensate cleaners for time spent waiting and to compensate host for cost of blocking off subsequent nights and/or having to cancel the subsequent booking-it does not serve as payment for an additional night’s stay, and does not reserve the room for guest.
